Mold is everywhere

Mold is everywhere! It is naturally occurring, and exists wherever there is moisture. Some moisture problems in homes have been linked to changes in building construction practices since the 1970s. Homes are built tightly which makes heating and cooling more efficient, but the reduced air circulation can also prevent evaporation and lead to moisture build-up.

Prevention

Prevention is the most important step.

  • Moisture control is key – watch for condensation, damp spots, leaks or other signs of moisture build-up.
  • Make sure shower walls and floors are structurally sound, and that bathroom joints and faucets are well sealed and in good condition.
  • Inspect your roof and other exterior features annually for potential moisture pathways– missing shingles, cracks or other signs.
  • Don't let your home's foundation stay wet. Provide drainage, and slope the ground away from the foundation.
  • Fix all potential sources of moisture problems as soon as possible.

Hidden mold

In some cases, indoor mold growth may not be obvious. It is possible that mold may be growing on hidden surfaces, such as the backside of drywall, wallpaper, or paneling, the top of ceiling tiles, the underside of carpets and pads, etc.

Other possible locations of hidden mold can include pipe chases and utility tunnels (with leaking or condensing pipes), walls behind furniture (where condensation forms), condensate drain pans inside air handling units, porous thermal or acoustic liners inside ductwork, or roof materials above ceiling tiles (due to roof leaks or insufficient insulation).

  • Take steps to repair the sources of the leaks or moisture buildup.
